Everything You Need to Know to Save Up to RM67,000 When You Buy With Hap Seng!

Hap Seng Properties Development Sdn Bhd (HSPD) is the first developer in Sabah to offer a RM30,000 subsidy for first time home buyers - a special approval from the federal Housing and Local Government Ministry under the MyHome 2.0 scheme.

When Kementerian Perumahan dan Kerajaan Tempatan (KPKT) came to Sabah and visited Hap Seng’s developments in Sandakan, Tawau and Kota Kinabalu, they were impressed to see that their properties were completed by over 60% and almost ready to obtain their Occupation Certificates (OC).

In 2017, HSPD was also successful in launching the first MyHome 1.0 scheme in Tawau.

As a result of Hap Seng’s impeccable work, strong financial background and excellent reputation with more than 40 years building experience, they can now offer buyers unbeatable incentives.

From now until October 2019, first time home buyers can save RM30,000 from the government initiative, MyHome 2.0. The following projects by HSPD are qualified:

  1. Tawau - Taman Ria Heights Phase 2A

  2. Tawau - Taman Ria Heights Phase 2B

  3. Tawau - Taman Bandar Sri Indah Phase 5H

  4. Tawau - Taman Bandar Sri Indah Phase 5I

  5. Kota Kinabalu - Kingfisher Inanam Phase 1

  6. Kota Kinabalu - Kingfisher Inanam Phase 2A

  7. Kota Kinabalu - Kingfisher Putatan Phase 2B

Within only a month, since the approval of MyHome 2.0 for HSPD in August 2019, 99 applications have been received. For Kingfisher Inanam, the remaining balance quota is less than 60 units.

Due to limited stock, buyers are encouraged to book and apply at the same time.

It should be noted that every project is given a limited quota and submission of application must be made via HSPD only. Properties bought with MyHome 2.0 cannot be sold within 10 years.

The requirements and qualifications of applicants are as follow:

  1. Must be first time home buyer per household (if married, both husband and wife)

  2. Malaysian

  3. Must be a working adult, 21 years old and above

  4. Monthly household income of RM15,000 and below

  5. Property price from RM300,001 to RM500,000

In addition to MyHome 2.0, buyers can make further savings with packages from Hap Seng, the lowest bank interest rate ever and the Home Ownership Campaign (HOC) 2019.

Until 31st December 2019, HOC offers buyers a 10% discount by Hap Seng and stamp duties waived by the Government for loan documentation and memorandum of transfer. In Sabah, Hap Seng has so far sold the most number of units under HOC.

Hap Seng is also offering a promotion package for Kingfisher Inanam until 30th September 2019. The promotion includes:

  1. 5% bumiputra discount

  2. Free legal fee and stamp duty for SPA

  3. Free legal fee for loan

  5. Free fittings

When meeting with Mr John Tan, Chief Operating Officer of Hap Seng Land Sabah, he said “We cannot control the competition but we can set the standards for the developers of Sabah.” The local developer has become a household name and has set the benchmark for improving development quality. They urge the public to make use of all the incentives and not to wait for the sellers market. Now is the time to purchase your first home!
