Wincent Saw, a Principal of Twins Realty, and Victor Wong, of Victor Wong Realty, both concurred that the region is strategically placed to draw property development investments with land prices still at manageable levels compared to a scarcity of suitable sites and high land costs in the city and its immediate vicinity.

"Connectivity is also a plus factor," said Wincent, citing the Kokol Interchange and the Sepanggar Interchange which are part of the road network integrating with the Pan-Borneo Highway for rapid accessibility.

According to Wincent and Victor, consumer demand for housing remained strong, especially for landed properties.

But due to the cost factor and bank loan eligibility threshold, many homebuyers would have to opt for condo residences which are the future trend with the lesser construction of normal housing estates.
