Northern Corridor: Property Development Hotspot in KK
Two leading property analysts touted the Kota Kinabalu Northern Corridor as the prime hotspot for property development, stretching from Inanam right up to Telipok and also encompassing Kota Kinabalu Industrial Park and Sepanggar, with Tuaran having spin-off potential as well.
Wincent Saw, a Principal of Twins Realty, and Victor Wong, of Victor Wong Realty, both concurred that the region is strategically placed to draw property development investments with land prices still at manageable levels compared to a scarcity of suitable sites and high land costs in the city and its immediate vicinity.
"Connectivity is also a plus factor," said Wincent, citing the Kokol Interchange and the Sepanggar Interchange which are part of the road network integrating with the Pan-Borneo Highway for rapid accessibility.
According to Wincent and Victor, consumer demand for housing remained strong, especially for landed properties.
But due to the cost factor and bank loan eligibility threshold, many homebuyers would have to opt for condo residences which are the future trend with the lesser construction of normal housing estates.
They gave their overview at a property talk focused on Prestige Residence, a low-density housing project situated at the foothills of Kokol Hill near Manggatal.
The enclave which comprises just 48 units of elegantly designed double-storey linked houses, set amid a refreshing verdant environment is in an advanced stage of construction and slated for completion early next year.
Prestige Residence is concepted with a modern and contemporary façade, yet optimising on functionality and a conducive lifestyle, with spacious area for future expansion.
Prestige Residence is easily accessible via Jalan Tuaran turning into Jalan Kokol, a mere 5-minute drive from Manggatal. The mammoth Grand Merdeka Mall is in the vicinity and ample facilities nearby include schools, clinics, CKS Hypermall Manggatal and other lifestyle conveniences.
Inanam, Telipok and Tuaran townships, Universiti Malaysia Sabah, Likas Sports Complex and Kota Kinabalu city centre are all within 10 to 20 minutes drive away.
Prestige Residence is developed by Palmspan Sdn Bhd which is a joint-venture between Osiris Group and Bomanite (M) Sdn Bhd which together have a 35-year enviable tract record in residential and commercial construction, civil engineering works, development consultancy and project management.
