Taman Villa Kashim Aims to Provide the Best for Sipitang

Taman Villa Kashim with a gross development value of RM60 million is yet another landed property looking forward to meeting the housing needs in this growing interior town.


Located 144km south of Kota Kinabalu, Sipitang is experiencing growth thanks to the Sipitang Oil & Gas Industrial Park (SOGIP) and the building of the Sabah Ammonia-Urea (SAMUR) project within the park.

SOGIP has the potential to create 30,000 new job opportunities when fully developed, so the demand for housing is there.

Distinct Harmony Sdn Bhd, a local property developer for the housing project is playing their part to provide dream homes for the people in this district.

“We are building 175 units of single terrace houses on a 14.6 ha land. It comes with three bedrooms and two toilets. Once built, the houses will be 986 sq ft sitting on a 22ft x 84ft (1,811 sq ft) standard lot.

“The selling price ranges from RM253,888 to RM460,000 depending on the location of the units whether they be on a corner or intermediate, said Harmony Distinct director Clayton Koshy.

“So far, around 70 units (40 percent) have been sold. 30 percent of the lots reserved for Bumiputera on a 5 percent discount,” said Clayton.

Construction kicked off in March and the development is projected to be ready in 18 months, said Clayton whose company was set up in 2013.

“Our target buyers are civil servants and businessmen in Sipitang as well as some from Kota Kinabalu, Sarawak and Brunei,” said Clayton.

Travelling to Sipitang will be easy and faster by 1 hour once the Pan Borneo Highway project is open, the travel time to Sipitang will be cut by 1 hour, he said.

Currently, the driving time to Sipitang from Kota Kinabalu is about 2hrs 25mins.

The developer organised a promotional sale last Saturday at the project’s site offering a special discount of RM10,000 for six units with furnishings worth RM20,000 and guaranteed lucky draw prizes for those who signed the sales and purchase agreement.

Taman Villa Kashim is located in Kampung Pelakat near SMK Pengiran Omar 1 and 2, about 500m from Sipitang Hospital, 1.2km from the town and 10-12km from SOGIP.
