Institut Sinaran and SinaLand Sign Pact on Students’ Accommodation

Institut Sinaran students’ search for accommodation will have an added option of selected units and floors reserved for them at the soon-to-be-completed Elemen Utara KK.


This is made possible through a Memorandum of Understanding (MoU) between Sinaland and Institut Sinaran, during a MoU signing ceremony between Institut Sinaran Chairman Board of Governors, Datuk Chong Hon Len, and SinaLand Sdn Bhd Managing Director, David Lam, here, Thursday.



These units range from 1,055 sq ft to 1,636 sq ft and each unit has three bedrooms and two bathrooms (one shared bathroom). 



The student residence of Elemen Utara KK will also share a kitchen and living space with various configurations such as en-suite single and twin-sharing rooms. 

Institut Sinaran students can rent fully furnished rooms inclusive of air-conditioning and internet within the price range of RM650 to RM1,380.



Other amenities include a gym, swimming pool and a luscious green space in between the two residential blocks, which serves as a recreational garden for the residence.



In addition, students will receive complimentary shuttle bus services to and from the college.



The service provided by SinaLand is part of the City Hall’s bus-service enhancement programme to reduce traffic congestion.



Institut Sinaran is aware that for international or local students from areas such as Sandakan or Keningau, securing accommodation can be a daunting and confusing task.



Therefore, Elemen Utara KK will be a popular choice for students, because of the close proximity to Institut Sinaran and this will assist in supporting the student’s transition into their new living and study environment.



The accommodation will also provide an opportunity for Institut Sinaran students to make new friends, learn how to be independent and is one less concern especially for those hunting for housing.



This collaboration to create accommodation for students is part of SinaLand’s Corporate Social Responsibility (CSR) project, to improve not just the living conditions for Institute Sinaran students but for all residents in the area.

Manggatal has seen tremendous growth in the last decade, and is now an ideal livable community with conveniences within easy reach.



SinaLand Management added that they are confident the students and residents at Elemen will benefit from the conveniences available at Plaza Manggatal, as well as nearby townships.



Businesses will receive a welcome boost from the student population.



“We welcome the collaboration with Institut Sinaran to allocate a part of Elemen as student accommodation. We are humbled to be able to contribute into nurturing the future generation of talents,” he said. 



Elemen Utara KK is part of a 100-acre integrated mixed development Masterplan that is set to transform North KK with leading international and national brands taking notice. It will also be housing to 5,000 homes, 500 offices and retail space supporting local business as well.



The project revolves around the core vision of designing, building and providing highly liveable modern homes to local residents that are well planned, integrated and packed with amenities for maximum convenience.



Precinct 2 of the Masterplan is currently in development, with Tower A completion expected by early next year. The Precinct 2 plot sits just next to Manggatal Plaza, where all sorts of amenities, services and F&B outlets have previously been established. 

This development consists of two high-rise residential block towers adjoined by one commercial complex.



The residential towers comprise of 294 apartment units for each block with built-up areas ranging between 1,055 square feet – 1,636 square feet (dual key unit), which is different from the usual 700-800 sq ft sizes found around Kota Kinabalu, while the commercial complex comprise of a two storey commercial shop lots and a multi-storey carpark. 



Condo grade facilities with apartment price are available especially for early birds.



Elemen Utara KK is also strategically located and is flanked by two major highways namely Jalan Tuaran Bypass and Jalan Tuaran Lama, thereby giving access to numerous public amenities.



The expected occupancy certificate will be out and residents will be able to move in to Elemen Utara KK in the second quarter of 2020.



Based on the estimated rent between RM2,700 to RM4,000, a rental yield of between five per cent to seven per cent based on the current selling price is expected.
