A property agent or real estate agent is someone who will help guide you to your dream home as well as advising you in whatever process you may seek interest in, on top of that they will be assisting you until you move into your new home. 


Here are some tips to help you before beginning your property hunt.



"Is it a wise choice to buy a sub sale unit?"



A sub sale unit is a property that has already been lived in and is for sale. Of course there are pros and cons when buying a sub sale unit, hence why understanding them is important before making your purchase. 



In sub sale there’s a term known as ‘is as it is’ basis, meaning to say that you will buy the house in whatever condition it may be in. Therefore checking the condition of the home before purchasing is so you can identify whether the selling price matches the condition. 



Do make sure you take lots of pictures of the condition of the house upon home visitation so that you do not miss any defects. 



"What should we look for when buying an auctioned house?"



The word ‘auction’ may be exciting for first time buyers, even so when buying an auctioned home, you will need to understand the market value. Homes that are commonly for auction are homes that previous owners failed to settle whatever outstanding payments. Eight out of ten of the auctioned properties are fairly new. 



Similarly, the condition of the purchasing home must be worth what you’re paying for. Do make sure you go through the guidelines with your agent before proceeding. 



Do not pressure agent for extra discounts.



Agents frankly do not fancy it when purchasers pressure agents for extra discounts on top of the bank and developer discounts given as is not ethical. This action is strictly discouraged by any agency. If found guilty, it may result in contract termination between agent and purchaser.
