Senturia Capital, a Malaysia-base private equity fund manager has just launched RM500 million in real estate investment and strategic capital funds, specifically targeting investment opportunities in Malaysia, Singapore, China and Australia.

The firm's RM200 million real estate investment fund follows core, core-plus, value-added, or opportunistic strategies when making real estate investments, although, most of its real estate investment fund will be in core or core-plus real estates.

"We believe that core real estate should be the bedrock of a diversified portfolio. Core investments are almost as safe as bonds, but with much higher returns. Unlike the stock market, core investments hold up extremely well in business cycle downturns" said Datuk Marco Yap, the Managing Partner of the firm.

Senturia Capital's Strategic Capital Fund is also raising RM300 million to provide flexible, medium-term alternative capital to operationally-sound businesses across a wide range of sectors. "As the supply of available capital is constrained by changes and conditions in the financial market, traditional banking institutions have shied away from lending to certain areas of the credit market. Because of this, alternative capital providers have entered the market to offer private capital to companies where funding sources are limited or unavailable" added Yap.

The firm's targeted investees will mostly be private companies seeking alternative funding to grow but are unable to access traditional sources of capital. In addition, it will participate in mezzanine real estate acquisitions, special situation equity investments and recapitalization, REIT debt and commercial real estate structured transactions.

Along the same vein, the firm also specialises in structuring, sourcing and advising on debt and equity financing transactions, focusing predominantly on advising and assisting public and private companies in securing funding through their network of relationships with financial institutions, venture capitalists and private equity funds.
