Asian Pac Quietly Makes an Impact in Kepong

Asian Pac Holdings Berhad has long established itself as a serious property developer. Their flagship mixed-development KK Times Square in Kota Kinabalu, Sabah, comprising Imago Shopping Mall, The Loft Residence and Signature Office seemed to have propelled them to a higher-level playing field. But their story did not begin in East Malaysia, but at the heart of Kuala Lumpur in Kepong.

The Vision

"Back in the days, there were developments such as Metro Prima, Taman Sri Sinar and Taman Bukit Maluri, where the majority were low to medium cost but nothing that catered to those who aspired for more" recalled Dr Yu Tat Loong, Executive Director. "We saw this aspiration, people who wanted to upgrade their lifestyle without the need to relocate to another location because it is close to the city centre and we created this possibility for them.”

"Residents in neighbouring locations like Selayang, Gombak and Sungai Buloh also saw Kepong as a better alternative for a lifestyle upgrade, especially for those working in the city centre. And this is where we started our various developments, thus creating a new Kepong.”

The New Kepong

In 2002, the vision took place and marked the group's debut project of the Fortune series developments, Fortune Square, a commercial development consisting of double-storey retail lots. The response was overwhelming and purchasers realised that the property had high-return potential due to the scarcity of commercial retail lots back then. Asian Pac then rolled out other projects such as Fortune Park, Fortune Avenue and Fortune Perdana in the same area.

As Kepong became one of the main hotspots in Kuala Lumpur, the upcoming MRT2 line along Jalan Kepong will only continue to strengthen Kepong as a major area. It is estimated that there will be more than half a million commuters daily once completed. Connectivity to Kepong will also be further improved with the new MRR2, allowing a much shorter travel time between Cheras and Kepong.

Today, Kepong is already a self-contained area that houses more than 20 major townships along with extensive amenities such as schools, eateries, hypermarkets and shopping malls. "Nonetheless, Asian Pac will continue to develop exciting projects in making Kepong desirable" Dr Yu added.

The New Centre

Fortune Centra is the first-of-its-kind development in Kepong that speaks to the savvy property purchasers in Kepong and surrounding areas. This new development is a bold step for Asian Pac to introduce a new concept in an otherwise conservative and traditional area. The total gross development value (GDV) is at RM 326 mil.
